The real estate market has traditionally been one of the favorite sectors for investors, thanks to its ability to generate high and sustainable income over the long term. However, not all real estate assets offer the same return, as this depends on factors such as location, property characteristics, economic context and market dynamics.

In the residential segment, gross national profitability increased to 7.2% at the close of the fourth quarter of 2024, slightly higher than the 7.1% recorded in the same period of 2023. In this context, offices stand out as the most lucrative asset, with a yield of 11.7%, followed by commercial premises (9.8%) and garages (6.2%), according to Idealista. Even the least profitable real estate product doubles the yield of 10-year government bonds (3.1%).

Housing:
Murcia leads the residential market with an average yield of 7.6%, followed by Huelva (7.5%), Jaén (7.4%), Lleida (7.3%), Ávila and Castellón de la Plana (both with 7.2%). In cities such as Zamora (6.9%), Palencia and Guadalajara (6.8%), Almería and Córdoba (6.7%), the figures are also attractive. On the other hand, San Sebastian offers the lowest return (3.8%), followed by Cadiz (4.5%), Palma (4.6%) and A Coruña (4.7%). Madrid reaches 5% and Barcelona 6%.

Offices:
This segment continues to be the most profitable, although its annual return fell slightly to 11.7%. Murcia and Zaragoza stand out with rates of 11.8% and 11.6%, respectively. Girona (11.2%), Oviedo (10.9%), Lleida (10.8%) and Guadalajara (10.1%) also stand out. The least profitable offices are in Cuenca (6.5%) and Jaén (7.2%).

Commercial premises:
Premises in Seville lead the ranking with a return of 13.4%, followed by Vitoria (10.2%), Burgos and Almeria (9.2%), and Zaragoza (9%). On the other hand, Ourense has the lowest return, with 6%.

Garages:
In comparison, garages are the least profitable, although in Ávila they reach 10.2%, in Murcia 9.6%, and in Castellón de la Plana 8%. In cities such as Madrid and Barcelona, returns stand at 5.4% and 6.6%, respectively.

In general, the profitability of real estate assets varies significantly, being key to evaluate both the product and the location to optimize investments.
